KTR Creations is a Perth-based building design firm helping families, homeowners and developers design before they commit to a builder.
For more than 16 years, we have designed homes across Western Australia, from practical family homes and thoughtful renovations to unit developments and investment properties.
Our role is simple. We help you understand your block, your budget and your options, then design a home that is shaped around you. Because we are independent of builders, our advice sits on your side of the table.

KTR Creations was built on a clear belief: your home should be designed around your life, not around a builder’s standard plan. Led by Katie, whose design work is known for being warm, practical and precise, and supported by Alan through the consultation process, KTR Creations gives clients a clearer way to begin.
Instead of signing with a builder before a real design exists, our clients start with independent advice, concept design, early pricing guidance, documentation and then builder comparison. The order matters: imagine, create, price, compare, construct.

Design Before Builder Commitment
Your home is designed before you are locked into a builder’s standard plan, inclusions or sales process. This gives you more control from the start.
Full Plan Ownership
You retain ownership of your design. Where appropriate, we can provide native DWG files and a copyright release statement, giving you more flexibility over what happens next.
Builder Quotes You Can Actually Compare
Multiple builders can price the same plans and specifications. Instead of comparing vague sales quotes or different inclusions, you can compare the same home on a clearer basis.
Budget Tested Earlier
Preliminary builder pricing at concept stage helps you understand the likely build cost before detailed documentation begins. That means the design and budget can be refined together.
Designed Around Your Life
Your home is shaped around your family, lifestyle, block and budget. It is not a standard plan with minor changes.

We help manage the planning, council, engineering, energy and permit documentation needed to move your project forward.

Your Home Design Process
Every project is completed in stages, giving you the flexibility to decide whether to continue as your plans, budget or circumstances evolve.
Brief & Concept Design
We begin by understanding your block, lifestyle, goals and budget before preparing your initial concept design. This includes your floor plan and front elevation, with revisions included to refine the design before moving to the next stage.
Planning Drawings
Once your concept design is approved, we prepare your planning drawings, including the floor plan, site plan and elevations. These are reviewed against R-Codes and relevant council policies so you understand what is likely to comply and whether council approval may be required. If changes are needed, we can refine the plans before moving forward.
Development Application, if required
Only needed if your project requires council approval. Not every project requires a development application. If yours does, we prepare the required documentation, order the necessary certificates, prepare any supporting reports or letters, and submit the application to council on your behalf. If council requests further information, we manage the required amendments throughout the process.
Working Drawings
Once planning is complete, we prepare your detailed working drawings. These include the documentation required for construction, such as elevations, cross sections, roof and slab details, stormwater layouts, cabinetry and electrical layouts where required. Once complete, you'll have a comprehensive plan set ready for certification, engineering and builder pricing.
Additional Costs That May Apply
A few extra costs may apply depending on your site, council requirements and the level of detail you need.

Feature Survey
From $600 + GST for vacant sites, or from $1,100 + GST for established properties.
3D Render
From $700 + GST for single storey, or from $1,000 + GST for double storey.
Bushfire Attack Level Report
From $800 + GST, if required.
Noise or Acoustic Report
From $1,200 + GST, plus amendment costs if required.
Full Certification
Quoted after Stage 2. Covers engineering, energy report and certificate of design compliance.
Interior Design Package
Quoted after working drawings. Covers selections such as appliances, lighting, cabinetry and tiling.
