Situated in the heart of Mt Lawley, a hip inner city suburb, this small right-of-way 150sqm lot proved to be a challenge during the design process but resulted in an exceptional and high quality home. The client’s brief embodied a resourceful use of space without compromising style or quality. Due to the minute size of the lot, stairs were not designed within the home. A lift was implemented and steel stair case installed externally with the intention of saving previous floor space.
This home has options for all lifestyles. The ground floor has a large bedroom with private courtyard, bathroom and kitchenette and is located adjacent to the laundry facilities providing a perfect opportunity for either family use or ancillary accommodation. All other bedrooms and bathrooms are located on the first floor allowing the main living rooms and balcony on the second floor to take full advantage of the views to the city and the activity on Beaufort St. The central location and close proximity to essential amenities along with the lift also provides a perfect home for an elderly or disabled couple.
The front elevation utilised a mix of materials ranging from contrasting face brick to composite timber, render and also steel, complementing its’ grand New York appearance with modern attributes which fits with ease into this trendy suburb.
